Challenge
This home was seeing a lot of the most common indicators of foundation settlement. Specifically, the windows and doors had gaps and leaks, the surrounding concrete was cracking, and the brick walls had stair-step cracks and horizontal cracks. These signs were showing on all sides of the house, meaning this was going to be a big project. When we originally went out to inspect in October of 2023, the customer wanted to wait to see if they could notice if the gaps and cracks were changing in size. In four months on February of 2024, they called us back out because they realized they were in fact changing in size. The Frozen ground in February caused the soil under the home to expand and contract even more, to the point where they were ready to move along with the project. Unfortunately, since the ground was frozen in February and it was such a big project, we agreed to wait a couple months to start the project, because the frozen ground was going to be nearly impossible to hand dig up.
Solution
We agreed upon a total of 16 helical piers all along the perimeter foundation outside of the home. Some spots we could dig up with an excavator, and some spots had to be carefully hand dug up because of surrounding concrete like the drive way area. Although simple in theory, there were other obstacles that made this project more difficult, like their exterior waterproofing system, which had to be left alone. Anyways, our crew was able to navigate through all the obstacles and got it done in a few days. All 16 helical piers were attached properly to the footers of the foundation, and properly screwed down into the most compact parts of the soil beneath the home. This foundation is now as strong as ever, and won't cause any more problems for the home owners. The home's beautiful doors and windows shed a tear of joy, knowing they won't ever be separated from the rest of the home again.
